I am about to loose a house deal because the house isn't appraising high enough.?

Here's the deal. We planned on this house, and I really need this deal to work. The appraiser is ruining it though. He is appraising the house at $84000, and I need 97000. Problem is that the house is a three family and their are no "comps" in the area, sold in the past 6 months. He is using a 2-family that's a dump that sold for 50 or 60 and one other property. There are 3 other small towns nearby and he used a comp from 20 miles away!!?? My only answer is 2 of the towns are in VT and I am NY (we live in a community 7 miles from the border) Can I fight this? Doesn't seem accurate or fair, when other 2 family homes in surrounding areas are going for over 100,000. PLEASE only serious helpful answers, I need to do something today! Thanks!
